Why Use a Realtor to Purchase a New Home?

 

The professional fees paid by homebuilders to REALTORS® are included in the price of the home or paid using    separate marketing budgets, so…there’s no cost for you to have professional representation! 

 ●     If a REALTOR® is involved in the sale of the homebuyer’s existing home, a reduction of the professional fee is negotiable if the same REALTOR® is representing the homebuyer in the purchase of a new home.

 ●   Most homebuilders encourage REALTORS® to bring their clients to new communities to purchase homes. 

 ●    Builders sell 60-80% of their homes through REALTORS® Homebuilders want to avoid alienating the REALTOR® community; therefore, they do not price homes differently for homebuyers who do not have REALTOR® representation.

 ●   REALTORS® have access to information not generally available to the public, including MLS sales and pricing history of homes.  On-site builder sales representatives also negotiate favorably with REALTORS® in order to build relationships with REALTORS® and encourage repeat business.

 ●   REALTORS® with new home experience who specialize in representing clients purchasing new homes often understand the development of a community; i.e. which homes have better location and pricing, and also understand the competitive builder’s environment. 

 ●   REALTORS® who specialize in representing buyers for new homes preview new construction as regularly as other REALTORS® do pre-owned homes and are frequently advised of builder specials and incentives.

 ●   Experienced REALTORS® can work with the homebuyer and builder sales representative to structure the best transaction for the homebuyer.

 ●   Your REALTOR® can attend the closing at the title company with you to ensure that you are represented.  Usually the builder’s on-site salesperson will not attend the closing.

 ●   Homebuilders often give financial incentives tied to their monthly, quarterly or annual financial performance objectives.  Your REALTOR® should be familiar with these important dates and the financial incentives available because of this.

 ●     REALTORS® are familiar with new construction trends and can identify out-dated or undesirable features; REALTORS® can also prevent a homebuyer from making costly upgrade mistakes which can hinder the resale of your home.

 ●     The REALTOR can manage the purchase process from start to finish for a client.  Usually the on-site salesperson hands off the purchase transaction and allows others in his company to finish the purchase.

 ●     Most importantly, you will be represented by a REALTOR® who is bound by a strict code of ethics to maintain a fiduciary duty to his client, and to hold your interests above those of anyone else.
