Tenant Frequenty Asked Questions


  • Q: Can I pay my rent online?

    A: At this time, you are not able to use the property management website for payments. You have several options which include using Chase Bank QuickPay, a deposit only ATM card from Chase Bank, or making direct deposits into the Property Manager’s Trust Account. In the future, you may be offered an online payment option through the website.
  • Q: Does your Office have an After-Hours Drop Box?

    A: Yes, we do. If you need to drop off rent or any other paperwork you can come to my office address at 1195 Red Hawk Drive in Frisco. 
  • Q: I did not have a pet when I moved in; may I have a pet now?

    A: First, email your Property Manager of your request for a pet. We will need to have the name of the pet, the type of pet, the age, weight and color as well. Please let us know if the pet has been neutered or spayed, and de-clawed if it is a cat. Do not move a pet into the property without permission. Superior Realty LLC will contact the owner and submit your request. If the owner does allow the pet, an increased security deposit and fee will be required and a pet Agreement must be signed.
  • Q: I have a new girlfriend (or boyfriend) who wants to move in. Do I need permission from the Landlord?

    A: Yes. Any guest who stays longer than 12 days will need to be approved just like any other tenant over the age of 17. An application will have to be completed and a $40 application fee will have to be paid.
  • Q: If I want to paint different colors on the walls or make any improvements or repairs, do I need to ask your permission?

    A: No repairs or improvements may be made to the premises without prior written permission of the Landlord. There are no exceptions to this rule. If the Landlord allows you to paint any surfaces in the home, then you may be required to return the wall to the same color when you surrender the premises.
  • Q: My lease ends this month, can I just go on a month-to-month lease, or do I have to get a new lease?

    A: The Landlord intends to keep the rental cycle on the same schedule. Your lease indicates that you have to renew or provide notice a certain number of days before the lease ends. The Landlord has authorized the Property Manager to notify you that your lease will end and will not be allowed to go month-to-month.  This notice will allow you sufficient time to find another home and move out at the end of your lease. If you wish to renew the lease, you will need to discuss this terms of the renewal and if you are allowed to do so a formal written lease extension will need to be signed.
  • Q: When I move out, what do I need to do to receive my full security deposit back?

    A: We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should be shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all beds should be free of weeds. We ask that all damages be repaired by a licensed contractor that is approved by Superior Realty LLC. The premises must be formally surrendered to the Property Manager and an Inventory and Condition Report must be completed. All keys and garage remotes must be returned in working condition. You must provide a written notice of your new address or a security deposit will not be returned to you. If there are any repairs or cleaning necessary, then the charges incurred by the Landlord will be deducted from the security deposit before it is returned to you.
